Notice of Intent (NOI) to Enter into a guaranteed Maximum Price Contract:
South Winneshiek Community School District Addition
The South Winneshiek Community School District intends to enter into a Guaranteed Maximum Price (GMP) contract for the construction of an addition to the existing High School building with the following program: new secure main entrance and office area; cafeteria and kitchen; competition gymnasium, track, wrestling and support spaces; classroom spaces; & common learning / library space. The project also includes renovation of the existing building for: relocated science room spaces, updated special education spaces, updated performing arts classroom spaces, and relocated mechanical support spaces.
South Winneshiek Community School District will publish a Request for Qualifications (RFQ) for Construction Manager at-Risk (CMaR) services for the project on December 29, 2025. The CMaR will be chosen using a two-step solicitation process and chosen on “best value.” The CMaR Statement of Qualification (SOQ) submittals will be ranked based on the following criteria:
- Firm Profile & Background
- Applicable Project Experience, Qualifications, References
- Project Team and Company Structure
- Proposed Delivery Method & Management Processes
- Safety Record & Internal Safety Program
During the proposal stage, qualified respondents shall be asked to submit their proposed fees for the project. The South Winneshiek Community School District will select the respondent that offers the best value based on the published selection criteria and ranking evaluation.
